Ok so here's the list of drainage issues I have been working on that would help a lot with improving drainage on the main road.

Drainage Culvert Repairs 

1) Install a culvert at the intersection of Leaning oak and Willow Creek Ranch Road.


2) Replace the three culverts on the main road (use two of those to put in Leaning Oak, the third culvert would be placed at the spot before Shin Oak). This would help a lot of what's running over the main road to the entrance.


3) Where the three culverts were originally installed put in a 3x5 concrete culvert that would increase the flow to go under the road instead of across the road.   

Labor and material cost estimate $30 - $35k for drainage repairs.

Road material  

Chip seal - $130K (I got the bid for the ones that wanted a more permanent fix and as many times as it has been brought up) ... not saying it is a good or bad idea just a number as a guide.

Red gravel - $80K (this would pack in nicely and be just as good easier to maintain... 

(I know there is conflict here as well but once again just a number for people that want figures.

White limestone would cost about $140K+ the last time I checked...

Note: This is everything I have been doing and working towards and to give everyone an idea of what their HOA dues are paying for (the one that do pay their dues).
